Wow, wow... what a WEEK! Until late last night, my Buyers duked it out with a dozen other contracts for this meticulous ranch adjacent to Blackburn Park and Bird Sanctuary in Webster Groves and...
...GOT IT! Yes, yes, YES!
This cutie closes by the end of May. A huge congratulations, Team Hazel!
My amazing Buyers closed this gorgeous historic Webster beauty just in time for Thanksgiving. This dynamic duo was an absolute pleasure to work with from day one and I am incredibly happy for them.
Congrats and thank you, Team Newport, and a warm thank you to my friends J and F for their generous referral. am so blessed in work and life to be surrounded by wonderfully supportive people.❤️
The exciting news just rolled in that my fabulous buyers contracted this Webster Groves beauty with historic curb appeal for DAYS! If you follow me on Instagram, you may have caught a little peek of the stunning original woodwork over the weekend.
Excuse my muffled "mask voice"- Covid safety first. Regardless, PRISTINE.
Lovely new (to them) home for a wonderful couple... this gem closes escrow in 4 short weeks. Congrats, Team Newport! I am so very excited for you.
Lovely Annette just closed escrow at US Title and my awesome Buyers will settle into their cool little 1939 Moderne era bungalow this weekend. Yippee!
My clients come to me from a variety of places, but there is nothing more fun or heartwarming than to represent someone who is a childhood connection. Mr. Buyer was a Henderson house regular as one of my brother's best friends. To have the opportunity to befriend his amazing wife and meet their adorable children has been SUCH a treat! Particularly as with 2 boys close in age, their life is a mirror image of mine... we are just a little further along. To witness those boys eagerly attack the backyard playground with enthusiasm was truly the "YOU HAVE FOUND THE ONE" moment on this transaction. The best!
Welcome Home, Team Annette and thank you for your trust, friendship, and tenacity. Gorgeous home, wonderful family, and a perfect match!
If you are contemplating a 2020 move, the market is still moving as rates remain at record low, friends. I am an incredibly COVID-19 safe and aware agent. I have established new virus business protocols to ensure the safety of your family (and mine), while taking advantage of this incredible market! Let's connect...
These cutie pies have a new playground and their parents have a unique 1939 Art Moderne style bungalow to call their very own. As a local artist, Mrs. Buyer was swooned by the interesting lines accented by the architectural goodies nestled between the ornate pre-war Gingerbreads and the post-war clean utilitarian style.I am so SO happy for this sweet family of four. Some things are meant to be and this one truly was! Annette closes escrow in 4 short weeks. Congrats M-T family.❤️
The news rolled in late last night that my Buyers contracted this adorable Shrewsbury split in Webster Schools...
It was the 1st weekend of showings and contracting this property was no easy feat, friends?! After 3 straight days of non-stop showings... we competed against a whopping NINETEEN OTHER CONTRACTS. 19. My sweet and deserving clients beat out the competition with a quick clean top-notch offer, closing escrow in 4 short weeks. YES. The F duo- they are total troopers and have been so much fun to spend time with! I couldn't be happier for them. Weil will be the perfect place for the exciting new chapter to come for these 2 (almost 3). Thank you, S and L, for allowing me to assist in your big move and a heartfelt THANK YOU to my sweet friend K for the referral. 💗 I am so humbled and appreciative for the opportunity to help in such an important purchase.
Seeing a house that I sold, all dressed up for Halloween! This Webster beauty has seen over a century’s worth of trick-or-treats. I love the spooky makeover!
I adore a good love story! My Buyers stumbled in to this historic Webster Groves home yesterday and immediately knew. After an evening of negotiation, I received the accepted contract at 5:30 this AM. Yippee! What a terrific start to a new week. 🏡❤️ This home epitomizes classic 1902 charm from the wraparound porch and pristine pocket doors to the pink stained glass transom and the dreamy peaked walk-up attic!
A quick peek at some of the architectural goodies...
This beauty closes escrow in November. A warm congratulations to the fabulous F duo for a fresh start in gorgeous historic Webster.
If you are in St. Louis and contemplating a move, the market is still strong and moving with plentiful inventory and falling prices. It is a GREAT time to be a Buyer. Let's connect...
My friends have been buzz, buzz, buzzing about this cute little gem in Historic Webster Groves for months. I was thrilled when I could finally gather up my family for brunch...
The Clover and the Bee - you truly are the bee’s knees! Brunch perfection... a true must, St. Louis. TIP: Repeat after me - "sugar waffle with a spiced blueberry compote". Yes, yes. NITTY GRITTY: The Clover and the Bee 100 W Lockwood Ave, Webster Groves, MO 63119
Swan Circle and Clark closed this morning! This afternoon, my clients embark upon the adventure of life in their new abode. Exciting day! As an agent, it is always a pleasure to work with folks who not only value and respect your professional expertise, but take it to heart. After two failed listing attempts with different agents over the years, this Homeowner was frustrated by the process. Rightfully so! During our initial listing appointment, I just knew that the current healthy Seller's market was the ideal window to finally get this house sold and for significant profit. This incredible family 100% committed to the process and thoroughly trusted me, forming a magical collaboration Terrific area market conditions paired with careful home preparation and well-thought marketing/timing strategies resulted in a full price offer from the very 1st Buyer who walked through the door. I take pride in the fact that their final sales price exceeded their last failed listing attempt price with another agent by 25K. YES!
While the swift low inventory market is terrific on the selling side of a transaction, it often makes BUYING a home in the same market a bear, particularly when focused on a highly desirable area like Webster Groves. Thanks to their tenacity, patience, and diligence... they not only extended the winning bid on their new home on the very 1st day of showings, but negotiated a fabulous deal to boot. Success! Dear S Family- I know that this move was a long time coming and I am honored that your chose me to represent you. THANK YOU for not only your business, but your friendship! I had so much fun spending time with you and I can't WAIT to see your home transformation. Happy Close Day and a sincere congratulations. 💗
... you are aware that my clients who purchased the century old Dutch Colonial on Clark in Webster, recently had the opportunity to meet with the Listing Agent Seller who furnished them with the full history of the house. In my opinion, the most significant gift that a Seller can furnish the Buyer of a historic home is the full history.
My clients are incredibly fortunate to have purchased this home from a Seller who has researched the home for years AND is willing to share!
Such an amazing morning and gift to my Buyers! Anyhoo, within the treasure trove of old stories and goodies were several old photos. I give you lovely #710 Clark, then and now...
Another interesting Clark tidbit? He disclosed that the porch was originally enclosed with portable wooden walls that run on a track. Not only did the Seller furnish us with a photo of the porch walls attached (top is now, bottom is enclosed)...
... we were informed that all of the original parts/doors/pieces are stored safely in the garage. Score! I love a historic house with a story. I am so excited for my clients!
Hey, hey... the 1910 Dutch Colonial with the chef's kitchen ended up being "The One"...
First day of showings, we managed to be the first Buyers in. It was a late night of negotiation but my clients cast the winning bid and close escrow in August! Exciting kick-off to the weekend for this awesome family. ♥ The perfect historic house find is one that has been beautifully updated over the years while maintaining the original design, charm, and architectural integrity of the home. This Seller knocked it out of the park and my Buyers, rightfully so, are tickled pink. A teeny-tiny peek...

In St. Louis and ready to make a move? Let's connect...
... a rare Lustron home with the original enameled steel siding AND roof! These prefab houses were developed in the post-World War II era in response to the shortage of homes for returning GIs. There were only 3k constructed nationwide between 1948-50. St. Louis has only of the healthiest remaining inventories in the country! Fun find today.
Here is an interesting piece if interested in learning more about the history of Lustrons...
Until my boys outgrew it, my parents religiously took them to Art Start at the St. Louis Repertory Theater, one Saturday a month (during the winter months) for years. It was their monthly "grandparent activity" with my boys, and they equally enjoyed it as much as the children. After ranting and raving to friends and coworkers about the program for years, I find it shocking how few people actually still know about it?!
PER THE REP'S SITE... The Rep hosts Kids ArtStart, a FREE art event, on the first Saturday of each month from October through April at 10 a.m. Each Kids ArtStart event gives young children an introduction to the arts in an event that allows families to share the arts experience.
Each event takes place at the Loretto-Hilton Center in Webster Groves with local arts organizations and members of the artistic community partnering in the presentations. Additional partners are added throughout the season.
IN MY OPINION: ArtStart is the PERFECT way to expose your children to the Arts while having FUN! Every month is different from the last and includes hands-on interactive fun geared to capture the attention of little ones. From pottery and decoupage to puppets and dancing... the program truly embraces and encourages the innate creativity of children.

NITTY GRITTY:
All events are at The Rep, 130 Edgar Road, in Webster Groves, and are free and open to the public.
A lot going on this weekend, St. Louis! If looking for something fun and affordable to do, below are a couple of my local family- friendly favorites happening this weekend...
Forest Park Balloon Glow and Race
Energizer presents the 38th annual Great Forest Park Balloon Race this weekend! The Balloon Glow will be on Friday evening on Central Field (the site of the Race) and will be a walk through event only -- not a drive through event. The Great Forest Park Balloon Race is free, open to the public, and welcomes over 130,000 visitors every year.
One of the most family-friendly jazz festivals on the planet, the Old Webster Jazz & Blues Festival promises non-stop jazz and blues from two stages. This event showcases St. Louis' most talented performers plus food and drink from area restaurants. Street entertainers also amuse spectators with face-painting, juggling and balloons. Since childhood, I have had an unexplained affinity towards stone houses like this Hansel and Gretelesque 72 year old storybook stone cottage just listed in Webster Groves.
This 3 bedroom/2 bath home sits on a 1/3rd of an acre near Algonquin Golf Course. Architectural goodies include: a large stone wood burning fireplace, stained glass windows, a cozy living room with 17 foot beamed cathedral ceiling, curved archways, the original hardwood floors, and fully updated kitchen and baths renovated around the original Vitrolite glass walls in the kitchen and bathroom.
