Under Contract: 2801 Kristopher in St. Charles and COVID

It has been an interesting past few weeks in St. Louis real estate due to a frenzied Spring market colliding with COVID-19 (which I will address below).  Particularly my time spent with the W Family, as we carefully picked through the new and reduced MLS listings to find their next home, having already closed their existing one. 

Good things come to those who wait, as they contracted this gem...

Gloves, masks, Clorox Wipes, over 6 feet apart, and all. It closes escrow in May.

COVID-19: I want to address this subject honestly, as I have been asked its effect on the 2020 Spring Market numerous times over the last week. I cannot predict the future, however, our market is still flowing.  Processes have changed quite a bit to almost 100% virtual, but the market is moving and to be honest?  Prices have not yet shifted all that much yet.  

As a personal choice, for the sake of public health: The Nenonen Family is taking social distancing recommendations seriously.  Meaning- we are avoiding contact with people outside of our household.  No one leaves our home, with the exception of necessary work commitments where we wear masks, gloves, and remain distanced.  We get groceries and provisions delivered.  We are both working from home alongside both boys whose schools have been closed for the semester.  I have an 80-year-old mother currently quarantined in an Assisted Living Facility, so I truly understand the importance of public responsibility.

I, like the bulk of my industry, also recognize the importance of the real estate market continuing to move to maintain the financial health and wealth of the nation.  It is imperative.  As a result, I (along with most of my peers) have implemented new stringent professional precautions: amped-up hygiene, home office only, no open house, emphasis on digital communication and marketing, only spending time with very serious clients, avoiding the inspection and closing table to reduce exposure, and respecting personal space boundaries to remain healthy.  

As of today, the local real estate market is relatively unchanged, thus far, by the Coronavirus.  It is really more in pause mode. While there have been some shifts made to inspection and appraisal procedure, as a whole,  properties are still selling quickly, lenders and title companies are functioning, rates remain historically low, and it is business as usual despite new precautionary measures.  All of this is VERY POSITIVE NEWS FOR THE ECONOMY AS A WHOLE!  As someone who worked through the catastrophic post 9/11 market AND the post-Great Recession market, I am optimistic and hopeful that my industry will continue to function and thrive through this latest crisis. 

When it is all said and done, real estate plays an integral role in the US economy, friends. Residential real estate provides housing for families and is the greatest source of wealth and savings for most Americans. Commercial real estate, which includes apartment buildings, creates jobs and spaces for retail, offices, and manufacturing. Real estate business and investment provide a source of revenue for millions. We keep it moving and value remains high! A precious reminder, my friends...

Under Contract: #650 Starlet Drive in 63031.

Even though it is only February, the swift Spring market pace is in full swing, St. Louis! If a property comes on the market properly priced and prepared, it sells within hours. My 1st time home buyer clients were quick on the draw of this adorable move-in ready ranch...


... and their urgency paid off.  Starlet hit the MLS at lunch time, we toured it by dinner time, we wrote a contract by bedtime, and over a half dozen Buyer appointments had to be cancelled by the morning as we beat them to the party! Time is of the essence friends. Hire a proactive Realtor!

SOLD: The Penthouse in The York House

I don’t do lease work regularly, but occasionally, I assist a client in acquiring a special property.  This one takes the cake! The photographs of this historic 3,300 square-foot penthouse suite, with a private rooftop deck overlooking the Central West End and Forest Park, speak for themselves...

Lovely, isn’t it? My clients are tickled pink and move in next month! About the building: The York House, adjacent to the historic Chase Park Plaza hotel in the heart of the Central West End, was completed in 1922. It was originally named the Chase Apartments after its creator, Chase Ullman. It’s architectural design combines elements of Neoclassical revival with a muted Beaux Art style, consistent with the history and character of the neighborhood. 

This beauty was built in an era of sophisticated urban living, and this block was the center of it all. “Meet Me in St. Louis” was filmed right along Lindell Boulevard.   The Chase Club next-door was the place to see celebrity performers including Frank Sinatra and Bob Hope. These events were broadcast locally and nationally, and this block became a mainstay for entertainment. Later in the century, KPLR Channel 11 was headquartered in the building, and filming took place in the adjacent studio. During the flood of 1993, Peter Jennings broadcasted the ABC national news from the fourth floor of the York house.

It is a gorgeous building and a very unique unit in one of the most ideal locations in St. Louis.  A special new home for a special client, indeed!

It will be an exciting weekend for my Buyers, S and A...
... as they will be MOVING! Hey, hey... the 1910 Dutch Colonial with the chef's kitchen ended up being "The One"...

First day of showings, we managed to be the first Buyers in.  It was a late night of negotiation but my clients cast the winning bid and close escrow in August! Exciting kick-off to the weekend for this awesome family. ♥

The perfect historic house find is one that has been beautifully updated over the years while maintaining the original design, charm, and architectural integrity of the home.  This Seller knocked it out of the park and my Buyers, rightfully so, are tickled pink.

It was an exciting morning for my Buyers...
...Sundance closed! 

As part of my job, I tour a lot of properties.  That being said, there is something special about this private retreat tucked into the hillside of several wooded acres in Wildwood.  A huge congratulations to the fabulous W family for this exciting purchase and a warm THANK YOU for allowing me to represent you!

The 2016 Fall real estate market in St. Louis has been incredible thus far, with no sign of slow down! This is the 4th contract that I have negotiated this week...

It has been a super busy week of house tours and negotiation, but my clients just contracted this lovely move-in ready split in Ballwin (Parkway South).  Every single square foot of this cutie has been renovated and it is the perfect match for my clients down to the large corner lot and terrific deck for entertaining their family and friends.

This one closes escrow in November.  A HUGE congratulations to the H family. What a terrific way to end the week!

Under Contract: 2719 Sundance Court in Wildwood

Late last night, my Buyers contracted the most gorgeous home...

This private retreat, while five minutes from all of the Wildwood amenities, is nestled within 3 lovely wooded acres with nature views from every single window.  The best of both worlds!  More impressive than the grounds, however, is the interior.  Almost 3500 sqft of updates galore, including a brand new farmhouse kitchen that would drive the Pinterest crowd wild.  After only 2 days on the market, the listing agent fielded 4 competing contracts and ours beat out the competition at 10:30pm last night.  Yes!

A huge congratulations to the W family for this special purchase, which closes escrow in November.

Under Contract: #1115 Grandview Dr. in Kirkwood

The Seller was kind enough to allow us to hurriedly rush in the property late last night.  At 11:30 PM, we were writing a contract. By 1:30 AM, my Buyer had an accepted contract in a multiple contract situation!  THAT is how you rock the 2016 St. Louis Spring real estate market, people.  My buyer did a phenomenal job and this charming Kirkwood bungalow was well worth the effort and fight- gorgeous!  Check out more photos HERE!
