2020 International Sterling Club Award recipient...

I opened up my email to be greeted by this...


Week made!  What an incredible honor.  2020 was a fantastic year for me professionally.  What makes me most proud, however?   I safely helped people chase their happy and transition into a more suitable home amidst a horribly challenging global health crisis.  My clients and I were creative and remained 100% dedicated to every single safety precaution made available to us this year.  As a result, we made things happen while protecting ourselves and our families.  For that, I am most proud of my work in 2020.

It was worth the virtual meetings, double masking, Costco-sized bins of Clorox, virtual inspection review, antibacterial gel overload, air hugs, and outdoor parking lot closings.  Covid-19 safety has been at the top of my priority list since day one and will continue to be until normalcy returns.

I am grateful and blessed to have a wonderfully supportive and like-minded network of folks around me.  They support my business in so many ways and in return... I strive to make the experience as enjoyable and seamless, as possible.  Their trust and loyalty is beyond humbling and appreciated.  I thank my lucky stars every single day for their business, friendship, and thoughtful referrals.

A morning of recognition...

This morning we had our annual awards banquet at the Coldwell Banker Gundaker Corporate Office...
2015 was a wonderful year, landing me in the Top 10 of the agents in my office in total production. A morning of reflection and acknowledgement of the past year achievements serves as a great kickoff to the 2016 Spring market!

It's a girl! Thank you Gateway Pet Guardians!

Friends, meet our new addition...
... Willow Nenonen.  8 weeks and dreamy.

Our family was devastated to lose our loyal Poppy earlier this year.  So sad, so difficult. Regardless, when we were ready to rescue another puppy... I reached out to one of my fellow Coldwell Banker Gundaker agents, who also does extensive work with Gateway Pet Guardians.

Gateway Pet Guardians is a nonprofit, virtual animal shelter and pet rescue located in St. Louis. They feed and rescue stray dogs and cats in and around East St. Louis, Illinois and the St. Louis metro area.

The volunteers feed the stray animals in East St. Louis daily. When a foster family becomes available, they can then rescue one of the animals on their feeding route. The foster guardians help rehabilitate the dog or cat and then wait to find a perfect forever home.

I can't say enough about this organization.  Our family is now complete, the process was seamless, and Miss Willow (who was part of a stray litter found in East St. Louis) now lives a charmed life in Casa de Nenonen. 
=) She is socialized as was raised with other puppies in a foster home over a shelter, and is the absolute perfect addition to our family.

Buyer Tip: Basic 2014 Loan Document Requirements for Home Buyers

 
The Spring real estate market has finally arrived, and Buyers who have been on the sidelines all winter long are beginning to act fast!

While presenting a contract to a Seller only requires a basic loan preapproval, a lender requires extensive documentation from a Buyer to actually process a new home loan upon contract acceptance.  Want to get ahead of the game?  Begin to compile these documents at the beginning of your house hunt! 

As inventory is currently at a historic low in St. Louis, often times a Buyer has to write a contract on the very same day it is listed or it is gone within hours!  This process doesn't leave Buyers with a lot of time to think or act.  Beginning to compile the documents required for verification of employment and income prior to writing a contract will save you a lot of time and headache.  You will be thankful that you did so after you find "the one", when focus is needed on important inspections and move-day details.
 
Below is a basic overview of the documents required of a 2014 Buyer per Andy House of PHH Mortgage (formerly Coldwell Banker Mortgage).  Depending on the complexity of the transaction, additional documents could be required.

Last 2 years W-2’s: 
If using college education as an alternative, a copy of the diploma and official transcript is necessary.
 
Last 2 months bank statements: 
All pages are required-  if the statement says 1 of 5, all 5 pages in required.
 
Last 2 months/quarterly investment account statement: 
Same as above.
 
If paid income by Social Security:  
Must provide the most recent award letter and proof of 2 months of income received on the bank statements.
 
If paid a pension or retirement:
Must provide a copy of the pension award letter and must have 3 years of continuation of the pension in order to count it.
 
 If self-employed:  
Must provide the last 2 years of tax returns.  All pages and schedules are required and must be signed and dated.

Closed: #12 Lake Park in St. Peters


While we had a few bumps in the road with this deal, we overcame the obstacles and brought it to a super smooth close!

HUGE congratulations to my client, Brian!! In addition, a thank you to Andy House of Coldwell Banker Mortgage for saving the day and assisting us towards the end of the deal with unexpected financing issues.  Team Lake Park pulled it together and Brian walks away with an amazing house.

Amazing tool, even for Realtors!

While there are numerous home searching aps available out there, most are nationally syndicated and have a serious lag in accuracy (ie. Zillow and Trulia).  What I adore about this ap for myself , my own clients, and you dear Blog Readers is the fact that this tool is updated from our local MLS in REAL TIME ensuring accurate status and pricing information. No more contacting your Realtor about the PERFECT property that you spotted on Zillow, to find out that it has been under contract for weeks.

Way to go, CBG... you hit it out of the park with this one!
