So, in the past 15+ months since the creation of CDN and the City, I have examined and/or featured several local listings. I thought it would be a fun project to begin to look back and revisit each of the properties one-by-one to see how they fared in the current St. Louis real estate market. I'll start by pulling from the oldest on the list and feature updates occasionally on the blog...
The "castle" at #23858 Brushy Creek Rd in St. Mary, MO:
Ahh, the first listing I placed on the blog and who could forget it?! I featured it on August 27, 2009. At the time, it was listed for 3.2 million. The listing expired at the original list price in March of 2010, only to be relisted on the same day with a substantial reduction to 2.4 million. After another price reduction in June of 2010 and with a total of over 560 days on market... it currently sits active and for sale, still with Coldwell Banker Gundaker, at $1,992,000.
#3 Hillcrest Place in Kirkwood: I featured this listing on August 31, 2009. At the time it was listed for $339,000. It CLOSED just a couple of weeks later on September 19, 2009 for $325,000.
#1828 Chouteau in Lafayette Square: I featured this listing on September 2, 2009. At the time it was listed for $389,900. Sadly, this property had a long winding road on and off the market, though finally at a whopping 804 days on market... it closed for $291,500 on May 10, 2010.
St. Agnes Lofts on Sydney - Benton Park:
I featured this listing on September 6, 2009. At the time, I featured one of the units that was active for $258,500. Sadly, the St. Agnes units have not fared well in this market. They have all been through a number of Realtors and have been on and off the market numerous times. There are currently 3 active units for sale in the building, listed by 3 different Realtors, at prices ranging from 175K-200K.
#3 Pricemont Drive- Olivette: I featured this listing on September 8, 2009. At the time, it was listed for $549,900. This property had 2 substantial price reductions and finally landed at 499K at 71 days on market, at which time they removed it all together on October of 2009. After 7 mos OFF the market, they relisted the property during the peak late Spring market in May 2010 at $497,900. It went under contract within 6 days. The finally close price? $486,500.
